Rare New Development in Central Hanoi Features Three Lake-Facing Sides, Four Road Frontages and Proximity to a Planned Metro Line
The supply of low-rise properties in Hanoi's inner-city areas is becoming increasingly scarce, particularly lakeside shophouse developments. With their attractive landscapes, strong investment potential, favorable commercial prospects, and limited supply, these properties continue to attract significant interest from investors.
Lakeside Shophouse Prices Reach VND 1 Billion per Square Meter Amid Tight Supply
Hanoi's real estate market is experiencing a significant shortage of low-rise residential properties in its inner-city areas. According to market research firms, most new supply in recent years has been concentrated in suburban districts, while new townhouse, villa, and shophouse developments in central locations have become increasingly rare.

CBRE Vietnam's Q1 2026 report recorded just 986 newly launched low-rise residential units across the market, representing a 34% decline compared to the same period last year. Limited supply, coupled with sustained demand for landed properties, has kept prices at elevated levels. This trend is particularly evident in western Hanoi, including Me Tri, Trung Van, and the To Huu Road corridor, where underlying demand continues to support strong real estate transaction activity.
Currently, shophouses and townhouses in these areas are commonly priced between VND 400 million and VND 600 million per square meter. In some prime locations, prices have climbed even higher. For instance, certain lakeside low-rise properties at Vinhomes Green Bay in Me Tri have reached approximately VND 1 billion per square meter. Despite these high valuations, resale opportunities have remained extremely limited, as few owners have been willing to put their properties on the market.
Lakeside Land Becomes Increasingly Scarce as New Developments Attract Investor Interest
According to industry experts, as Hanoi advances its long-term urban redevelopment strategy under the capital's 100-year vision, the supply of low-rise shophouses in inner-city areas is expected to become increasingly constrained. Many existing developments in prime locations were built on land banks accumulated years ago. Consequently, low-rise properties combining central urban locations with lakeside settings are likely to become increasingly valuable, offering potential for long-term capital appreciation.
One of the few new developments to enter the market recently is Central Lakeside, jointly developed by Construction Investment Joint Stock Company No. 4, a subsidiary of Taseco Land, and NHS Construction Investment Joint Stock Company. The project is strategically located at the intersection of Trung Van and To Huu, one of Hanoi's most vibrant urban areas, known for its dynamic commercial activity and strong development potential.
Spanning approximately 3.85 hectares, Central Lakeside enjoys a distinctive location surrounded by an exceptional network of parks and lakes. The development faces the nearly 17-hectare Me Tri Lake Park and borders Trung Van Lake, which covers approximately 3 hectares. This combination creates a rare landscape advantage that few inner-city developments in Hanoi can offer.
Beyond its proximity to green spaces and lakes, Central Lakeside benefits from road access on all four sides, providing convenient connections to major transportation arteries, including To Huu Road, Ring Road 3, Thang Long Boulevard, and Nguyen Trai Road. The area is also positioned near the planned Cat Linh – To Huu – Ring Road 4 metro line, further enhancing its long-term connectivity prospects.
The surrounding neighborhood is home to numerous residential apartment complexes, office buildings, and international schools, creating a densely populated community with relatively high household incomes. These characteristics provide a favorable environment for commercial activities and reinforce the investment potential of shophouse developments in the area.
As the supply of inner-city shophouses continues to diminish, developments occupying the remaining prime land parcels in central Hanoi, such as Central Lakeside, are increasingly attracting attention from investors seeking scarce real estate assets with strong commercial potential and long-term value.
