Tran Hung Dao Super Bridge Set to Begin Construction, Investors Flock to Long Bien
On August 19, the Tran Hung Dao Bridge — a new transportation icon connecting the heart of Hanoi with the eastern part of the capital — will officially break ground. This development is not only giving a strong boost to the real estate market on both sides of the bridge, but more importantly, it marks the beginning of a new chapter for Long Bien — an area expected to undergo a complete transformation and emerge as Hanoi’s next strategic growth center.

The Tran Hung Dao Bridge construction project, scheduled for implementation from 2025 to 2027, has a projected total investment of approximately VND 15,967 billion. The bridge is designed with 6 lanes for motor vehicles, 2 bicycle lanes, and 2 pedestrian lanes, supporting speeds of up to 80 km/h. The project starts at the five-way intersection of Tran Hung Dao – Tran Thanh Tong Streets and ends at Vu Duc Than Street. Once completed, it will offer outstanding benefits by reducing travel time from Long Biên to Hoan Kiem Lake to under 10 minutes and easing congestion on existing bridges such as Chuong Duong, Long Bien, and Vinh Tuy.
Recently, the Hanoi People’s Committee Office issued a notice on the directive conclusions of Chairman Tran Sy Thanh during a meeting on the progress of the Tran Hung Dao Bridge construction project. Accordingly, the groundbreaking ceremony is expected to take place on August 19.
The announcement of the Tran Hung Dao Bridge groundbreaking marks a transformative milestone for the capital’s traffic map, creating a vital new artery connecting Hoan Kiem District to Long Bien. This is expected to become a powerful driver, ushering in a new growth cycle for the real estate market in Hanoi’s eastern area.
In Long Bien, where abundant land, improving infrastructure, and a strategic location converge, real estate prices have shown a marked increase since news of the bridge planning emerged. According to Batdongsan.com.vn, land prices in Long Bien Ward are currently averaging VND 174 million/m² — a 77.6% increase over the past year — the highest level recorded in the past six years and particularly elevated in February.

Similarly, in Gia Thuy Ward, the selling price in February reached VND 234 million/m² — the highest level in the past six years — representing a 48.1% increase year-over-year. Land prices on major streets such as Hong Tien, Co Linh, Tu Dinh, and Thach Cau are currently trading between VND 150–250 million/m².
Not only have residential land prices soared, but apartment and high-end condominium prices in Long Bien have also surged by 30–40% over the past year. For example, units at Vinhomes Symphony are now trading at VND 80–120 million/m². The Sunshine Green Iconic project is seeing prices approach VND 100 million/m², while the Platinum project by Thang Long Housing Development Investment JSC has announced expected selling prices of VND 130 million/m². According to market sources, Sunshine Group is expected to launch high-rise units priced from VND 160 million/m² and low-rise units nearing VND 400 million/m².
According to Ms. Do Thu Hang, Director of Research at Savills, infrastructure development plays a direct role in driving real estate prices, especially in areas with strong connectivity. Therefore, the recent surge in land prices along the Red River, driven by upcoming infrastructure projects, is an inevitable trend.
Sharing this view, Dr. Nguyen Van Dinh — Chairman of the Vietnam Association of Realtors — emphasized that in reality, real estate prices don’t wait until infrastructure is completed to rise. Even early-stage announcements of planning can lead to significant price hikes. However, the actual implementation of such plans is a crucial factor in determining the real extent of price increases.
Regarding the upcoming Tran Hung Dao Bridge project, experts agree that it will significantly impact Long Bien’s real estate market. This bridge is not just a transport project but also a symbol of sustainable development, connecting both sides of the Red River and unlocking new investment opportunities in Long Bien. Given the current growth momentum and future infrastructure prospects, Long Bien is poised to become Hanoi’s next central hub, attracting both residents and domestic and international investors.
The Tran Hung Dao Bridge, combined with other key infrastructure projects such as the Tu Lien Bridge and Ring Road No. 4, will further shape Long Bien into a strategic development zone, offering long-term value for the real estate market.
