Taseco Land’s land fund: An early signal of a new growth cycle?
As the real estate market enters a phase of restructuring, capital flows are becoming more selective, and legal transparency along with clean land banks are emerging as key factors determining the growth potential of real estate enterprises.
In line with this direction, Taseco Land is showcasing a consistent strategy: prioritizing the accumulation of clean land, legal completion, and enhancing project implementation capacity. Instead of aggressive expansion at all costs, the company opts for a cautious yet sustainable approach, gradually building a solid foundation for a new growth cycle.

Accumulating nearly 1,000 ha of land, prioritizing clean and legally-cleared properties
For years, Taseco Land has pursued an in-depth strategy: developing a sufficiently large land bank with strong legal backing and actual feasibility for development. As of Q4 2025, the company owns nearly 1,000 hectares of land across key localities. Notably, more than 430 hectares—or about 46% of the total land bank—have completed compensation and site clearance. This is a high ratio compared to other large-scale real estate firms, many of which face project delays due to compensation issues or incomplete legal procedures.
A real estate company's ability to complete large-scale site clearance in today’s challenging environment demonstrates serious preparation and effective local coordination. For Taseco Land, land is not just about scale but a “core asset” that ensures operational safety and continuity for medium- and long-term plans.
The expanding portfolio of clean land reflects the company’s cautious development philosophy: focusing on deployable projects instead of chasing flashy scale. Most of Taseco's clean land is located in fast-urbanizing provinces and cities with favorable infrastructure, such as Hanoi, Bac Ninh, Thai Nguyen, Thanh Hoa, Ninh Binh, Hai Phong, and Quang Tri. This gives the company flexibility in product development—from large-scale urban areas to industrial parks, a segment currently attracting strong FDI inflows in Northern Vietnam.
This approach also provides advantages in future capital absorption. With legal procedures already standardized, the company can proactively choose optimal timing for business launches, avoiding prolonged capital stagnation—a common pitfall in the market. As clean land supply becomes increasingly scarce, Taseco Land is seen as well-positioned to seize opportunities in the market’s recovery cycle.
Positive site clearance progress sets the stage for a new growth cycle
Alongside land accumulation, Taseco Land has made notable progress in site clearance. Key projects are undergoing legal and site clearance procedures as scheduled—some even ahead of expectations. At the 115-hectare urban area in Duy Tien, site clearance has reached 95%, with 50.5 hectares already handed over—meaning the company can begin infrastructure development immediately and potentially commence sales by 2026.
In the industrial real estate segment, the Taseco Dong Van 3 Industrial Park project is also completing site clearance, aligning with plans to record revenue in upcoming phases.

Taseco Land is also actively advancing site clearance at several other projects, including Taseco Me Linh, Taseco Nam Song Cau (Thai Nguyen), Luong Ninh Urban Area (Quang Tri), Tam Son Urban Area (Bac Ninh), and Thuy Nguyen Industrial Park (Hai Phong). The ability to accelerate site clearance—a major bottleneck in today’s market—is becoming a critical strength that allows Taseco Land to shorten project timelines and bring products to market faster.
This positive site clearance progress has transformed the company’s asset structure. Inventories now exceed VND 7,200 billion, accounting for around 55% of total assets—mainly from legally ready-to-develop projects. This indicates that Taseco’s land bank is not idle or “on paper” but has moved into a phase where it can generate real cash flow in the next cycle.
With a synchronized legal and land foundation, Taseco Land is pursuing a cautious yet well-defined growth plan for 2025–2030. The revenue target of VND 12,000 billion in 2026 is based not on market speculation but on fully legal, site-cleared projects ready for launch when conditions permit.
In a market environment demanding transparency and long-term preparation, Taseco Land is strengthening its foundation: increasing the share of clean land, completing legal procedures, and executing a well-paced development roadmap. Eschewing short-term gains, the company is building a stable base to support a breakthrough in business operations in the years ahead.
