Thanh Hoa is affirming its position as one of the leading destinations in Northern Vietnam. According to the provincial Department of Culture, Sports and Tourism, from 2021 to 2025, the province welcomed nearly 58.3 million visitors, with an average annual growth rate of 16.9%. During the recent April 30 – May 1, 2025 holiday alone, Thanh Hóa received over 1.3 million visitors, ranking second nationwide—just behind Ho Chi Minh City—in terms of total tourist numbers and tourism revenue.

Vuong Thi Hai Yen, Deputy Director of the Thanh Hoa Department of Culture, Sports and Tourism, noted that several factors contributed to the surge in visitors during the April 30 holiday, including the extended break, favorable weather conditions, and the completion of key transportation infrastructure. In particular, the North–South Expressway, National Highway 10, coastal roads, and routes connecting tourist destinations made travel much more convenient, leading to a significant increase in visitor numbers.

To further attract tourists, Thanh Hoa is accelerating public investment in infrastructure, with Phase 2 of the Nam Song Ma Boulevard considered a key project. This boulevard not only connects major economic zones but also contributes to the vibrancy and density of the surrounding areas.

With a total length of over 12 kilometers, the boulevard is expected to expand urban space, boost trade, and enhance travel experiences for tourists. Notably, the project links the new Thanh Hoa city center directly to Sam Son, creating a dynamic development corridor along the Song Ma Boulevard.

The surge in tourism, combined with trillions of VND poured into infrastructure, has propelled Thanh Hoa into a rising star with strong appeal—continually attracting major real estate "eagles" seeking new nests. Leading corporations such as Vingroup, Taseco Land, Sun Group, Flamingo and Eurowindow Holding have swiftly "planted their flags" in this dynamic province with a series of large-scale, diverse projects. These ventures span a wide range of asset types and investment portfolios, delivering abundant supply and redefining the landscape and stature of Thanh Hoa’s real estate market.

One of the most important growth drivers for the Song Ma Boulevard corridor is the participation of Sun Group—a developer renowned for its world-class, billion-dollar tourism and resort ecosystem, along with many large-scale landmark projects. Notably, beachfront high-rise apartments known as The Pathway, located within the Sun Grand Boulevard mega-complex in Sam Son, Thanh Hoa and developed by Sun Property (a member of Sun Group), are currently priced at an average of VND 70 million/m².

Meanwhile, the Vinhomes Star City project has seen a 50% price increase since its launch a few years ago. Specifically, the high-rise Princess’s Manor subdivision within Vinhomes Star City now commands prices around VND 50 million/m².

Villas and townhouses at Vinhomes Star City are also actively traded on the secondary market at prices of approximately VND 80 million/m². As the largest integrated urban area in Thanh Hoa City, Vinhomes Star City offers a full range of amenities in education, healthcare, and shopping.

Directly opposite Vinhomes Star City’s towering residential blocks and fronting the soon-to-be-expanded 67-meter-wide Nam Song Ma Boulevard is the Central Riverside project, developed by Taseco Land (Taseco Real Estate Investment JSC).

The project features 94 shophouses, 339 townhouses, and 60 villas, with land prices starting from just VND 37 million/m². Central Riverside has already been completed to high standards and is ready for handover with Red Books (land use rights certificates) available for buyers. The project is currently seeing strong liquidity thanks to multiple growth drivers and significant potential for future breakthroughs—offering both high investment performance and practical value.

According to experts, the influx of major real estate players, continuous infrastructure improvements, and increasing tourist numbers are all fueling growing demand for tourism services, commercial spaces, and retail premises.

This provides a strong foundation for the continued heat in land and townhouse markets across key areas of Thanh Hoa—especially in the new provincial administrative center, as well as in Quang Phu and Sam Son. Experts believe that investing in Thanh Hoa at this time is not only a smart decision but also a strategic move to stay ahead of future development trends.
